Green Line adjacent development going ahead in S.E. Calgary despite LRT’s uncertainty

Construction and LRT uncertainty don’t deter developer hopes.

Despite ongoing uncertainty about the future of Calgary’s Green Line LRT, a developer is moving forward with plans for a major mixed-use development in the city’s southeast.

The project, called The Yards at 68th, is a joint venture between Fram Building Group and Truman Development Corp. It will be located on a 17-acre site adjacent to the future Green Line station at 68th Street and 52nd Avenue S.E.

The development will include approximately 1,600 residential units, as well as commercial and retail space. It will also feature a central park, a pedestrian promenade, and a community garden.

Construction on The Yards at 68th is expected to begin in 2024, with completion scheduled for 2028. The project is expected to create approximately 2,000 jobs during construction and 1,000 permanent jobs once it is complete.

The Green Line LRT is a proposed 46-kilometre light rail transit line that would run from north to south Calgary. The project has been in the planning stages for several years, but its future is currently uncertain.

In 2022, the provincial government announced that it would not be providing funding for the Green Line. The city of Calgary is currently exploring other options for funding the project, but no decisions have been made.

Despite the uncertainty surrounding the Green Line, Fram Building Group and Truman Development Corp. are confident that The Yards at 68th will be a success.

“We believe that this is a great location for a mixed-use development, regardless of whether or not the Green Line is built,” said Fram Building Group president Brad Fram.

“The site is close to major amenities, such as schools, shopping, and recreation, and it has excellent access to major roads and highways.”

Truman Development Corp. president Beau Truman agreed, saying, “We are confident that The Yards at 68th will be a vibrant and successful community, whether or not the Green Line is built.”

“This is a great opportunity to create a new, sustainable community in Calgary’s southeast.”
